Leading investment manager makes pivotal new hires amid capital market challenges and surging HUD demand
New York City, NY (September 26, 2023) – Hudson Realty Capital, an integrated commercial real estate investment manager and FHA/HUD lender that provides financial solutions to sponsors across the U.S., today announced the expansion of its Federal Housing Administration (FHA) team with the appointment of new hires Jonathan Boldin, who will serve as the firm’s FHA Deputy Chief Underwriter, and new Construction Loan Analyst Jullian Morton.
The move to strengthen its FHA/HUD division reflects Hudson’s commitment to meet the evolving needs of its clients at a time when market dislocation and banking volatility have made it increasingly challenging for borrowers to access capital through conventional means.
“In the wake of substantial rate increases and a significant contraction in liquidity, commercial real estate borrowers are having difficulty closing deals – particularly at the price point and speed with which they were able to transact in the past. During these times of heightened market turbulence, we are thrilled to welcome both Jonathan and Jullian as vital additions to our team with unparalleled expertise that will undoubtedly bolster our firm’s capabilities,” said Hudson Realty Capital Co-Founder and Managing Partner David Loo. “Both Jonathan and Jullian’s proven track records navigating through complex market fluctuations in the FHA/HUD lending space will play a vital role in steering Hudson’s clients through market challenges and delivering exceptional results on their behalf.”
Both recently appointed team members possess a wealth of experience navigating the intricacies of the commercial real estate finance and lending sector. Prior to joining Hudson, Boldin served as Managing Director and Chief Underwriter for FHA Lending at Arbor Realty Trust. During his decade-long tenure, he supervised the underwriting team and provided quality control for the timely preparation and delivery of loan analyses and narratives, helping grow the firm’s FHA platform from $120 million to $430 million in loan originations annually.
Prior to joining Arbor, Boldin served as a Commercial Loan Underwriter at Great Lakes Financial Group. In his new role as FHA Deputy Chief Underwriter, Boldin is responsible for providing strategic oversight for all underwriting activities related to FHA loans and ensuring strict compliance with HUD requirements.
“With nearly two decades of experience in commercial real estate finance and lending, I am excited to bring my extensive experience to an organization that shares my passion for excellence and superior client service,” Boldin said. “Hudson’s reputation as a leading mid-market capital provider is rapidly growing, and the firm is known for its above board loan origination practices and advisory services. In an industry where adapting to market dynamics is paramount, I am excited to work alongside a team that excels, even in the face of market turbulence. Together, we will leverage our collective expertise to guide clients through these challenging times.”
Morton joins the Hudson team with nearly 10 years of experience in the field of mortgage banking, previously having served as a Construction Loan Analyst at Davis-Penn Mortgage Co. Her responsibilities at Hudson include working closely with the executive team to assess HUD loan applications, assist with loan closings and service Construction Loans from closing through lease-up.
“I am thrilled to bring my knowledge of construction servicing and passion for customer service to Hudson as we build our HUD portfolio,” Morton said. “I look forward to creating a construction department that produces successful projects by building long-term relationships with our clients. This combination has shown time and again to drive repeat business as well as new business by referrals.”
Hudson’s team has extensive experience in loan origination, servicing and management, using an integrated approach to aid borrowers in value creation and realizing their business objectives. The company officially launched its FHA division in 2020 and has since hired close to 10 FHA origination and underwriting professionals to help drive business. Collectively, Hudson’s growing team of FHA professionals have originated HUD loans for projects with an aggregate value of over $1 billion.
Hudson Realty Capital has managed investments totaling more than $4.5 billion in aggregate transaction value across the multifamily, office, industrial, retail, mixed-use and hospitality sectors since its inception in 2003.
