Jonathan Boldin is the Deputy Chief Underwriter for FHA at Hudson Realty Capital, where he provides strategic oversight for all underwriting activities related to FHA loans and ensures strict compliance with HUD requirements.

 

Mr. Boldin previously served as Managing Director and Chief Underwriter for FHA Lending at Arbor Realty Trust. Under his guidance, Arbor’s FHA platform experienced remarkable growth, increasing from $120 million to $430 million annually. Jonathan’s expertise and dedication led Arbor to a prominent position on the top 20 HUD lenders list for three consecutive years. With an impressive track record, Jonathan has successfully underwritten numerous transactions, including 76 MAP transactions totaling $916 million, 5 LEAN transactions totaling $44 million, and 2 CMBS Health Care transactions totaling $21 million. Prior to his tenure at Arbor Realty Trust, Jonathan served as a Commercial Loan Underwriter at Great Lakes Financial Group in Cleveland, Ohio. 

 

Mr. Boldin holds a BBA degree from Devry University and a Master of Accounting and Financial Management from the Keller Graduate School of Management. Additionally, he is certified in MAP and LEAN, showcasing his commitment to professional excellence and industry best practices.

Brandon Eustace is a Managing Director of FHA Originations at Hudson Realty Capital. In this role, Mr. Eustace is responsible for overseeing the origination of multifamily FHA/HUD and bridge loans. One of his primary responsibilities is developing and strengthening relationships with potential clients nationwide.

Experienced in both origination and underwriting, Mr. Eustace’s previous professional experiences includes Director of FHA Production at NewPoint Real Estate Capital and Lument – ORIX Real Estate Capital. While at Lument-ORIX (formerly Hunt Real Estate Capital), Mr. Eustace had independently originated over $250M in engagements. He started his career at Capital One as a Commercial Real Estate Underwriter.

Spanning his entire finance career, his origination and underwriting through FHA/HUD and Bridge Loan transactions has resulted in over $750M in closings. Mr. Eustace received his B.S. in Economics from Elmira College, and his M.B.A. in Real Estate Finance from Hofstra University.

Perry Freitas joined Hudson Realty Capital at its formation in 2003, rising from an Analyst in the Asset Management group to his current role as Managing Director for Loan Origination. Mr. Freitas is responsible for sourcing lending opportunities for Hudson Realty Capital, and conducting due diligence to determine the viability and profitability of investment opportunities.

In his current role, Mr. Freitas works closely with Hudson Realty Capital’s principals and legal counsel to structure debt investments and co-lending agreements in order to maximize returns and minimize risks. Mr. Freitas is also responsible for the development of financial models for Hudson’s most complex investments, including multi-phase land developments and large portfolios or properties with multiple potential exit strategies.

Prior to joining Hudson Realty Capital, Mr. Freitas was an Analyst at SWH Funding Corp., where he assisted in the structuring, funding and closing of all SWH loans. Mr. Freitas received his B.S. from Marist College.

Paul Griffin is Managing Director and acting Chief Financial Officer at Hudson Realty Capital, a position he has held since 2007. In this role, Mr. Griffin is responsible for overseeing the underwriting and due diligence group at Hudson Realty Capital.
Mr. Griffin specializes in analysis and financial modeling of complex investment structures. One of his primary responsibilities is the development of Hudson Realty Capital’s proprietary financial model used to evaluate all investments.

Prior to joining Hudson Realty Capital, Mr. Griffin had underwritten and performed due diligence on over $2.7 billion in debt and equity investments since 2000 while at Questor, encompassing a wide range of property types.

Prior to his work with Questor, Mr. Griffin was a Manager of Tax Credit Investments with AIMCO, an investor in apartment communities across the United States, where Mr. Griffin underwrote LIHTC transactions and administered asset management contracts on 9,600 apartment units. Previous to AIMCO, Mr. Griffin was the Director of Asset Management for The Artery Organization, an investor in multi-family properties. Mr. Griffin received his B.S. in Accounting from Columbia Union College, and he is a member of the National Association of Home Builders.

Mandi Hackett is a Managing Director and Chief FHA Underwriter at Hudson Realty Capital. Ms. Hackett joined the company earlier this year and is responsible for managing all aspects of underwriting for FHA loans across Hudson Realty Capital’s portfolio.

With nearly two decades of industry experience, Ms. Hackett previously served as a Senior Underwriter at Dwight Capital. Prior to this role, she served as Chief MAP Underwriter at Bonneville Mortgage Company where she closed over $227 million in FHA apartment loans. During her time at the company, Ms. Hackett was the only MAP approved underwriter located in Utah and was able to underwrite applications in excess of $543 million.

Ms. Hackett is also President and Owner of Avalanche Apples, a gourmet candy apple business she founded in 2002. Ms. Hackett received her B.A. in Accounting from the University of Utah.

Ilana Handler joined Hudson Realty Capital in September 2019. In her role as Controller, she is responsible for overseeing tax compliance and audits. Ms. Handler also manages third party accounting staff and reviews and approves monthly financial reports as well as supervises in-house accounting activities.

Alex Loo is a Director of Originations at Hudson Realty Capital, where he focuses on originations and helping to expand the company’s FHA platform. Mr. Loo brings nearly 10 years of finance experience specializing in multifamily and senior housing lending to his new role with Hudson Realty Capital. Prior to joining the firm, Mr. Loo was a Vice President at Capital One, where he identified and executed refinancing opportunities for the bank’s existing FHA portfolio, LEAN and bridge loans. And as head of prescreen, Mr. Loo oversaw all preliminary review of prospective multifamily and healthcare transactions for bridge, MAP, and LEAN executions. Before his time at Capital One, Mr. Loo was a Vice President at Ziegler Investment Bank, where he originated debt transactions for senior housing, sourced merger and acquisition transactions, and underwrote senior housing, healthcare and affordable housing real estate debt.

Mr. Loo graduated from George Washington University magna cum laude with a B.A. degree in International Affairs and Economics, and was a Visiting Student at the University of Oxford (Pembroke College). He is currently pursuing a M.B.A from the University of Chicago Booth School of Business.

David Loo is Co-Managing Partner of Hudson Realty Capital and a member of the firm’s Investment Committee. Mr. Loo oversees the company’s real estate investment activity and portfolio management. His additional responsibilities include developing and maintaining Hudson Realty Capital’s relationships as well as guiding the firm’s strategic direction. Under Mr. Loo’s leadership, Hudson Realty Capital has made more than $4.5 billion in aggregate investments up and down the capital stack across the multifamily, office, healthcare, industrial, retail, mixed-use and hospitality sectors.

Prior to founding Hudson Realty Capital, Mr. Loo was a Managing Director at CSFB where he helped to form the company’s Portfolio Bids Group, which invested in and managed commercial mortgage debt and real estate equity investments. During Mr. Loo’s tenure, the Portfolio Bids Group acquired and managed over $3 billion of real estate assets. Mr. Loo was also a member of CSFB’s Real Estate Investment Committee. Earlier in his career, he also served as CSFB’s primary commercial mortgage whole loan trader and was an original member of the Praedium Recovery Funds.

Before joining CSFB in 1992, Mr. Loo was a Consulting Manager for Kenneth Leventhal & Co. where he specialized in portfolio evaluations, debtor workouts and commercial mortgage due diligence. Mr. Loo received his M.B.A. from the Wharton School at the University of Pennsylvania and his B.A. from Wesleyan University.

Joseph Morningstar joined Hudson Realty Capital in July 2011 as a Managing Director. With 30 plus years of experience in real estate investment banking as an advisor and transaction agent, Mr. Morningstar has executed real estate and note sales, financings, recapitalizations and advisory assignments throughout the U.S. on behalf of institutional, entrepreneurial and eleemosynary clients.

Prior to joining Hudson Realty Capital, Mr. Morningstar served as a Partner at Holliday Fenoglio Fowler, he was responsible for over $8 billion of real estate and note sales, equity/debt financings and recapitalizations for office, residential, retail, hotel, land and large-scale development projects throughout the U.S. In 1991, Mr. Morningstar co-founded Rockwood Realty Associates, where he provided advisory and transactional services on over $4 billion of real estate and real estate related corporate transactions. Prior to that, he was Vice President of afa Asset Services, a fiduciary for real estate and venture capital investments on behalf of high net worth European investors.

Mr. Morningstar began his career as a Project Manager at 42nd Street Development Corporation, where he worked on the Ford Foundation-sponsored proposal for the Times Square Redevelopment Plan. Mr. Morningstar holds a B.A. from Wesleyan University.

Richard Ortiz is Co-Managing Partner of Hudson Realty Capital and a member of the Investment Committee. In addition to overseeing the firm’s real estate investment activity and portfolio management, Mr. Ortiz’s primary responsibilities are in real estate valuation and acquisition analysis, ensuring that the firm’s portfolio continues to be high-performing. Prior to co-founding Hudson Realty Capital, Mr. Ortiz was a Director at CSFB, where he co-managed the Portfolio Bids Group, which invested in and managed commercial mortgage debt and real estate equity investments. During Mr. Ortiz’s tenure, the Portfolio Bids Group acquired and managed over $3 billion of real estate assets.

Before joining CSFB in 1994, Mr. Ortiz was a Vice President at Kidder, Peabody & Co., where he managed the issuance of several REIT IPO and CMBS offerings. Previously, as a Senior Consultant for Kenneth Leventhal & Co., Mr. Ortiz specialized in real estate valuations, acquisition analysis, debt restructuring and bankruptcy advisories. Paul Patafio is the Director of Capital Markets and Origination at Hudson Realty Capital. In this role, Mr. Patafio works alongside the firm’s mortgage banking and conventional origination teams to provide support, while also focusing on scaling the RXR-Hudson debt portfolio. 

Prior to joining Hudson, Mr. Patafio served as Vice President at Meridian Capital, where he was responsible for coordinating the investment sales platform’s underwriting and marketing efforts. At Meridian, Mr. Patafio completed over $4 billion in transactions. Responsible for overseeing the entire sales process, beginning with the preparation of initial valuation materials and extending through broad marketing campaigns and contract negotiations, he has worked across all asset classes throughout New York City. Mr. Patafio also formerly served as a Senior Associate at CBRE, where he worked closely with the institutional sales team. 

Mr. Patafio holds an M.S. in Real Estate Finance and Investment from the NYU Schack Institute of Real Estate and a B.B.A. from George Washington University.

Lorena Zuniga joined Hudson Realty Capital in June of 2016. As Staff Accountant, Ms. Zuniga is responsible for bookkeeping and reconciling financial statements for Hudson Realty Capital’s operating entities.

Ms. Zuniga has over 10 years’ experience in financial accounting. Prior to joining Hudson Realty Capital, Ms. Zuniga was the full charge bookkeeper for a financial advisor as well as a Staff Accountant for an investment fund. Ms. Zuniga received her BA in accounting from Queens College.
